Choosing a Boise Area Real Estate Agent

8 Questions to ask:

  1. How many years experience do you have working in the Boise area real estate market?

Have you been working part or full-time?  An experienced professional learns a lot on the job—especially real estate agents.  The minimum educational requirement for Idaho REALTORS® is a pre-licensing course that can be completed in 2 weeks.  Full-time experience in the Boise area market is invaluable to help guide your search for a home that fits your needs and will maintain value in this market.
  2. Do you hold any designations?

About 25% of real estate agents hold designations like GRI (Graduate Realtor Institute) or CRS® (Council of Residential Specialists).  These designations are earned by REALTORS® who choose to further educate themselves.  The designations indicate a higher level of professionalism and knowledge.
  3. In the last year, how many properties did you sell?

Because most real estate agents are self-employed, the term “working full-time” is very subjective.  The actual number of homes sold will give you a clearer indicator of experience.
  4. Will you show me homes you have listed?  If I want to buy one of them, how will you represent me and your seller?

While it is legal in the state of Idaho to represent both parties to a transaction, you should understand where your agent's obligations lie.  A real estate agent should be able to explain agency relationship.  Click here to view the Agency Brochure that a real estate agent is required by Idaho law to give to new clients.
  5. How does your brokerage office support and supervise you?

Resources like an in-house support staff including technology and access to a professional real estate attorney can help an agent represent you.
  6. What is your business mission?

The answer to this question will give you an idea of the agent’s motivation and goals.  Compare that with your motivation to ensure a good match.
  7. How will I stay informed about my transaction?

There is not a right answer here, but you should feel comfortable with the frequency and method of communication.  Some buyers and sellers like to touch base daily while others only want to make contact if attention to a matter is needed.
  8. Would you mind sharing contact information of your most recent clients?

Call recent clients to find out about their experience with the agent.  Ask about communication style, professionalism, and follow-up.  Ask if they would recommend the agent to a friend or if they would use the agent themselves again.
