Boise final walk through checklist
When closing time arrives, it is important to be sure that you are getting what you asked for in your new home. Have a detailed list of any repairs that were supposed to be made on the seller’s behalf as well as a list of the different home systems that should have been inspected before you close the deal.
When going through your list and the final walk through . . .
1. Check that the repairs that you requested have been made. Ask for the receipts and warranties for these repairs.
2. Make sure that there haven’t been any major changes to the property that you are unaware of.
3. Be sure that everything that was included in the sales price is still there. For example the appliances and fixtures. In Boise, the majority of real estate agents will use the Real Estate Purchase and Sale Agreement (provided to real estate agents by the Idaho Association of REALTORS®). This contract specifies that anything attached to the property are included in the sale. This includes light fixtures, window coverings, exterior plants, all ranges and ovens, built-in dishwashers, etc. It does not include refrigerators. So, unless it is otherwise specified in your contract, you should expect anything attached to remain attached.
4. Check the appliances, make sure that they are installed and in proper working order.
5. Check the other home systems including heating/cooling, garage doors, doorbells, alarm systems and hot water heater.
6. Also be sure that if the previous owner has moved out that they have taken everything with them. Look through every room, closet and basement, as well as external buildings like shops and garages.
The final walk through is an exciting part of the buying process because you will soon have possession of your home. Remember the purpose of a final walk through is not to ensure everything is in new condition, but that it is in the condition that was agreed upon through your negotiations.
