Home Maintenance Checklist

Once you own a home, it's important to protect your investment.  Use our charts to help guide you and keep track of your maintenance.   If you've kept a detailed report of routine maintenance, you can use it when you sell to show potential buyers that you have been a diligent homeowner.  

Quarterly Home Maintenance Checklist 

   

Plumbing

  
Faucets and shower heads Check interior and exterior faucets for leaks. Clean aerators. Replace washers if necessary.
Drains Clean with baking soda. Pour water down unused drains.
Pipes Inspect visible pipes for leaks.
Kitchen & bathroom cabinets Check under and around for leaks.
Toilets Check for stability and leaks.
Water heater Check area around water heater for leaks. If you have hard water, drain 1-2 gallons water.
   

 Interior

  
Wood cabinets and trim Apply a wood protectant.
Interior doors Lubricate hinges.
Garage door Lubricate hardware. Inspect mechanism for free travel.
Doors and Window tracks Dust and clean out dirt.  Lubricate latches and rollers.
Crawl space or basement Look for cracks or signs of leaks or dampness. Look for evidence of wood-eating insects or termites.
Ceramic tile Clean grout and check for cracks.
   

 Electrical

and appliances
Heating & cooling systems Replace or clean filters.
Kitchen exhaust fan Clean the filter. If any grease deposits have accumulated, clean fan housing.
Refrigerator Dust the top. Clean the drain pan. Defrost and clean freezer if needed.
Dishwasher Look for any leaks.
Wiring, electrical cords, & plugs Check for any wear or damage. Replace anything that is damaged.
Smoke detector Test and replace any batteries if necessary.
GFI outlets Test to ensure proper operation.
   

 Exterior

  
Foundation Inspect the visible areas, ducts, and vents for leaks, cracks, or blockages.
Landscaping Check for appropriate drainage. 
Concrete and asphalt Clean. Grease and oil if necessary.
